GUJRERA is the Gujarat Real Estate Regulatory Authority, the state body under the national RERA Act of 2016 with which real estate projects, including plotted developments, must register before they are marketed. Checking a project's GUJRERA registration is the basic due-diligence step before any Dholera land dealing.
What GUJRERA is
GUJRERA is the Gujarat Real Estate Regulatory Authority, established under the Real Estate (Regulation and Development) Act of 2016, which created a regulator in each state to bring transparency and accountability to property projects. Its portal is gujrera.gujarat.gov.in. Under the law, real estate projects, including plotted developments of the kind heavily marketed around Dholera, must be registered with the authority before they can be advertised or sold. Registration means the project's details are on the public record and the developer is bound by the Act's rules on disclosure and delivery.
Why it matters in Dholera
Dholera attracts a great deal of land marketing, and not all of it is clean. Before paying anything, the essential step is to verify the project's GUJRERA registration number and status on the official portal. A project that should be registered but is not is a documented red flag, as is agricultural land marketed as being in the SIR without Non-Agricultural conversion, or plots far outside the Activation Area sold on hype.
